Fascia Board Replacement
This project presented a challenge! How do you remove 38 feet of continuous gutter so that you can demo the existing facial boards and replace with new. The new boards were painted (paint provided by client), existing drip edge was reinstalled and the guttering reattached to the new facial boards. Height of the rear of the house was 12 to 20 feet.
LED LIGHTING UPGRADE
I met with my customer and discussed replacing some old fluorescent fixtures, and made some suggestions about the type of fixtures they wanted to have installed in each room. I also discussed the LED K ratings so they understood the type of light each K rating would give them.
The kitchen received two new fixtures, one over the sink area and another main fixture over the kitchen island. This fixture had removal and re-installation challenges. The 2’x4’ 4-lamp fluorescent troffer that was being replaced was securing the crown molding frame. While separating the fixture from the frame the entire frame came loose as it was only held by finish nails, with the troffer being the main support. The client wanted to maintain the 2x4 frame, as the ceiling above the troffer was not painted the same as the rest of the ceiling and the area had all the holes from the supporting screws. I suggested that a panel could be used to fill in the 2x4 space and stained to match the crown molding and the rest of the kitchen cabinets. The client choose the pendant option with the Edison style LED lamps for the new fixture and made a real statement over the island. Looks great!
Fence repair
Our customer had an existing Vinyl fence that had been struck by lightning and many sections were damaged, with the vinyl cracked or broken off of the metal structure. I first removed the damaged posts and their foundations, along with the damaged sections of fencing. New sections of fencing (including new posts) were bought. Due to the age of the vinyl fencing the posts had to be solid (no factory cutouts) and custom cut on site to match the layout of the existing fencing.
Porch columns and railings replacement
This project consisted of the demolishing of the existing rotten columns and rebuilding with new columns and both top and bottom railings. The existing balusters were reused
Roof repair
This repair addressed a long term leak in a laundry room. First the ceiling was removed to expose the leak location. On the outside, the guttering system was pitched back towards the shingle roof and was dumping its water where the metal roof met the shingle roof. I pitched this away from the home in the other direction and added a downspout. The roof sheathing was deteriorated and needed replacement. As I looked deeper into the cause of the problem I saw that when the metal roof was added the existing roof had been cut right in the valley area. I removed the tar seal on the shingles in that area and determined how much roof sheathing needed to be removed. Sections of the metal roof were removed and the valley metal cut. I used some leftover shingles from the previous roofing to rebuild the area.
Wall repair
I was hired to demolish wall covering (¾” x 6” tongue and groove planks) that had been compromised due to a long term water leak that had warped the boards so badly they pushed the fireplace mantel 2 inches away from the wall.
I first removed the section of the exterior wall (3/4” x 4” yellow pine) behind the brick façade that had deteriorated to the point of crumbling away to the touch. The new wall consisted of ¾” treated plywood and new wall studs. Afterwards new insulation was installed along with a new vapor barrier. In order to match the ¾” oak boards that were the original wall covering, 2 layers of sheetrock were installed, one being ½” thick and the finish was a ¼” sheetrock to match the existing thickness. Next the drywall was taped and finished and a sealer/primer was applied. The existing baseboards, window trim, window seals, and crown molding were reinstalled. The existing original mantel was remounted to the new wall. All trim and woodwork were caulked and ready for the finish.
Door repair
This project involved the removal of the existing storm doors and exterior entry doors. Upon removal of each complete door set (jams included) it was discovered that the thresholds need to be completely rebuilt as each was in bad shape. It looked as though the wood had been planed with an ax! Once the thresholds were repaired the new pre-hung doors could be set along with the new storm doors. I only have the finished doors pictures and not any from throughout the construction. Each door, frame and molding were painted.
Exterior door replacement
This project came my way because the client had seen the new exteriors doors that I had done for his neighbor and had contacted me about his new door need. The old door and inside trim were removed and a new pre-hung exterior door was installed, along with the original interior trim. There will be a new storm door installed at another time as it is a special order and wasn’t available yet. Painting and other finish work will be done by the owner.
